When to Buy? Now!

As a Buyer’s Agents we are always being asked “When is the best time to buy”. Well, my standard answer of course is “Yesterday!” While I don’t want to sound flippant, it is true. The most important thing is getting into the market and buying the right thing at the right price. People are always interested in what the market is doing, and gaining an insight into timing their property purchase is so important.

My answer is still really to buy as soon as you have the financial capacity to do so because, in general terms, quality property in good locations in major cities always increases in value – by varying degrees in varying markets – but it really doesn’t go backward. So the sooner you get it, the better.

In terms of what the market is doing right now? This calendar year we have seen buyers in Brisbane out in force and we have seen prices growing in some locations and remaining consistent in others. Generally there are still more buyers than quality properties available. This has made for competitive buying conditions, especially over the last few months, often with newly listed properties going under contract quickly with multiple offers. Similarly the better properties being auctioned are usually hotly contested with multiple bidders.

With the market moving north, now more than ever, buyers should be seeking independent advice from accredited professionals before plunging in and buying property either to live in or rent out. After all, it is the most expensive investment you’re ever likely to make. You would seek professional advice on any other form of investment, so don’t take unnecessary risks – use a qualified Buyers Agent to ensure your next property purchase is a sound investment.

After completing their questionnaire, meetings, telephone conversations and emails, Sue steered me towards which parts os Brisbane best met my criteria. I flew up and she drove me around to get a better feel for the recommended areas. Along the way, I received several shortlists so I could look at the properties remotely and provide feedback.In the end the perfect property came on the market, I was away with work at the time and Sue was able to look at the property for me, conduct a FaceTime walk through with me, provide extra pictures, detailed report, organise pest and building reports, research the area and market, make bids on my behalf and in the end secured the property which had multiple offers within days of being not he market. Without Sue I would not be writing this review after being in new house one week later.I cannot recommend Sue and PS Property Advisory enough, the results speak for themselves.read more
